Park & Campsite (multi-unit)
Everything about park mode: park profile, unit types, units, site map, pricing, facilities, seasonal pitches, iCal sync and occupancy dashboard.
What is Park Mode?
Park mode is designed for holiday parks, campsites and resorts with multiple rentable units.
The difference from standard vacation rental (single property):
• Single property — you rent out one property with one calendar
• Multi-unit — you manage a park with dozens to hundreds of units, each with its own type, calendar and price
Activate park mode via Vacation Rental → Settings → enable "Park / Multi-unit mode".
Tips
- After activation, extra menu items appear: Unit Types, Units, Facilities, Site Map and Occupancy Dashboard.
- You can always switch back to single-property if you only rent out one property.
Setting up the park profile
Set up the park profile via Vacation Rental → Park Profile:
1. Fill in the basics tab: park name, description and contact details
2. Add the address on the Location tab — coordinates are looked up automatically
3. Upload photos on the Media tab: hero image, gallery and logo
4. Configure opening hours, check-in/out policy and house rules on the Rules tab
Tips
- The hero image is shown on the park page and in search results.
- Fill in all fields for a complete profile — guests trust complete information.
Creating Unit Types
Unit Types are categories such as "6-person chalet" or "Pitch with electricity".
Create a Unit Type via Vacation Rental → Unit Types → New:
1. Choose a category: chalet, bungalow, mobile home, camping pitch, camper pitch, glamping, treehouse, lodge, etc.
2. Set the capacity: maximum guests, bedrooms, beds, bathrooms
3. Select amenities: Wi-Fi, air conditioning, dishwasher, terrace, etc.
4. Define changeover days (e.g. Monday and Friday only) if you use fixed changeover days
5. Add a description and photos
Tips
- Create separate Unit Types for significantly different accommodations — this keeps pricing and filters clear.
- Changeover days are optional. Without them, any day can be an arrival day.
Managing Units
Individual units (pitches/cottages) are added via Vacation Rental → Units:
1. Click "New unit" and link a Unit Type
2. Give the unit a name or number (e.g. "Chalet 12" or "Pitch A-05")
3. Set the status: active, maintenance or inactive
4. Repeat for each unit, or use bulk create
Bulk create: choose a Unit Type, set a prefix (e.g. "A-") and the number of units. The system creates them automatically with sequential numbering.
Tips
- Units set to 'maintenance' are automatically blocked in the calendar.
- Bulk create saves a lot of time for dozens of identical pitches.
Setting up the site map
Upload a park site map and place units on it:
1. Go to Vacation Rental → Park Profile → Site Map tab
2. Upload an image of your park map (PNG or JPG)
3. Click on the map to place markers
4. Link each marker to an existing unit
5. Guests see the site map on the live site with availability colours
Tips
- Use a high resolution (min. 1200×800 px) for a sharp display.
- Markers are colour-coded: green = available, red = booked, grey = maintenance.
Pricing per unit type
Set prices per Unit Type via Vacation Rental → Pricing:
1. Select a Unit Type
2. Set the base price per night
3. Add seasonal prices: define periods (e.g. high season, low season) with adjusted rates
4. Configure packages: midweek (Mon–Fri), weekend (Fri–Mon) or week (7 nights) with fixed package rates
5. Optionally: set extra charges per person above a certain number of guests
Tips
- Seasonal prices override the base price for the defined period.
- Packages make the booking process easier for guests — they choose a package instead of individual nights.
Facility reservations
Offer guests the option to reserve facilities (swimming pool, tennis court, bike rental, etc.):
1. Go to Vacation Rental → Facilities
2. Add a facility: name, category (recreation, sport, wellness, food, kids), capacity and opening hours
3. Set whether reservation is required or optional
4. Guests can reserve facilities after booking via their guest portal
Tips
- Set a maximum capacity to prevent overbooking.
- Categories help guests quickly find the right facility.
Seasonal pitches
For annual pitches (regular guests with a seasonal contract):
1. Go to Vacation Rental → Seasonal Pitches
2. Create a new seasonal contract: select a unit, guest, start date and end date
3. The unit is automatically blocked for the contract period
4. Manage the status: active, ending, ended or cancelled
5. Renew contracts or create new ones for the next season
Tips
- Seasonal pitches automatically block the unit — no double bookings possible.
- Set a reminder before the end date to renew in time.
Note
- Deleting a seasonal contract makes the unit available again — only do this if the contract has actually ended.
iCal per unit
Synchronise the availability of individual units with external platforms:
1. Go to Vacation Rental → Units → select a unit → iCal
2. Copy the export URL and paste it into Airbnb, Booking.com or another platform
3. Add import URLs from external platforms to import their bookings
4. The system synchronises automatically every 30 minutes
Tips
- Test the sync by placing a block and checking whether it appears on the external platform.
- Each unit has its own iCal URL — synchronise them individually.
Note
- iCal is not real-time. There can be up to 30 minutes delay — keep a margin for last-minute bookings.
Occupancy dashboard
The occupancy dashboard gives insight into your park capacity:
1. Go to Vacation Rental → Occupancy
2. View the occupancy rate per day, week or month
3. Filter by Unit Type to analyse specific categories
4. See at a glance: total units, occupied, available and in maintenance
5. Use the data to optimise seasonal pricing and marketing campaigns
Tips
- An occupancy rate below 60% in high season indicates a pricing or visibility problem.
- Export the data for your own reports.
